Controls points list
Inputs, outputs, and network points tied to equipment tags from the schedules and the control diagrams.
D3 PointScope
D3 PointScope reads plans and specifications and returns the controls picture a bidder needs before anyone prices the job: a points list, device counts, sequences, scope flags, and questions to ask before bid day.
Not an estimate. D3 PointScope does not produce labor hours, material pricing, or a bid total. Your estimator still prices the work. If a number belongs in a proposal, it does not come from this package.
Deliverable
Inputs, outputs, and network points tied to equipment tags from the schedules and the control diagrams.
Controllers, sensors, valves, and actuators the drawings and schedules actually call out.
Sequence sections pulled from the specification, outlined against the equipment they appear to cover.
Places the documents say controls by owner, controls by others, or leave the responsibility unstated.
Conflicts, missing sequences, and unreadable notes, written as questions you can send before bid day.
How a set is read
01
Drawings and the Division 23 specifications, especially 23 09. Tell us how you want to transfer the files. Do not paste a full set into the contact form.
02
Equipment schedules, control diagrams, and the sequence sections. Turnaround depends on sheet count and how complete the specification is, and it is agreed when the set arrives.
03
Points, devices, sequences, scope flags, and questions. Your estimator prices the work from that package.
Sample output
The rows below are an illustration of the format. They are not a project, and they are not a count you can bid.
| Tag | Equipment | Points noted | Scope flag |
|---|---|---|---|
| AHU-1 | Air handler | Listed from the schedule and diagram | In contract |
| VAV-101 | Terminal unit | Listed from the terminal schedule | In contract |
| EF-2 | Exhaust fan | Shown on the plan, not in the sequence | Controls by others |
| Boiler plant | Heating plant | Specification says existing controls remain | Controls by owner |
Who sends a set
Controls contractors, mechanical contractors who subcontract the controls, and independent integrators bidding Division 23 09 00 work. The painful part is the hours spent pulling points off the M-schedules and the sequence spec. PointScope does that reading. It stops before the price.
If you win the job and need the logic written, that is DDC programming. PointScope does not program the controllers and it does not draw the submittal.
Say how many sheets you have, which specification sections are included, and when the bid is due. We will tell you whether the set is readable and how the package will be delivered.
